What is a Snag List?

The importance of having your new home in Wexford inspected or snagged by a construction professional such as a Registered Building Surveyor cannot be underestimated.

When is a snag list carried out?

Commissioning a Snag List is one your final steps before completing the purchase of you house.  The builder will notify you when the house is ready for snagging, usually once the house has been thoroughly cleaned, fully painted & preliminary snagged by the developer.   

What is the snagging process?

  • Prior to inspection WeSnag obtain confirmation on what items are to be included within the Snag List, Terms & Conditions & the cost for carrying out the service.
  • At the time of booking WeSnag confirm time date & some general details.
  • WeSnag will organise the booking, often directly with the builder.
  • WeSnag will inspect your new home on a room-by-room basis including external areas & attic for any deficient or poor-quality workmanship.
  • Our service usually begins externally, then from ground floor to first floor & finally into the attic.
  • Once the snagging process has been complete WeSnag immediately prepare your comprehensive report.
  • WeSnag will endeavour to issue the Snag List within 24 hours of receipt of full payment.
  • A copy of the comprehensive Snag List will be sent to you once happy you can forward onto your builder & Solicitor.
  • A follow up phone call is allowed for should you need it.
  • After a period of time the builder should contact you to say that the Snag List is addressed. We would strongly recommend you quickly check that this is the case. 
  • As the Snag List is fully photographed, it is possible to carry out a re-inspection yourself if you feel confident. Most of our clients do!   If you do not feel confident doing so, WeSnag are very happy to agree a re-inspection snag & recheck.
