Snagging is the process of picking up defects (snags) within a property, generally referring to new build homes.
Our Professional Snag Lists produced by WeSnag are only compiled by a Registered Building Surveyor affiliated with the Society of Chartered Surveyors Ireland (SCSI). Our membership with the SCSI is recognition of our professional competence.
Commissioning a Snag List is one your final steps before completing the purchase of you house. In order provide the most value and inspect the property properly, it’s important that the builder has completed all of their own snagging and it is essential that the property has been properly cleaned. The builder will notify you when the house is ready for snagging, usually through your Solicitor or Auctioneer.
There are strict Health & Safety access controls on building sites & for insurances reasons it is not possible to be present. Visits should be arranged directly with the builder or Auctioneer who usually have the requisite permits to accompany you to the house you are purchasing.
WeSnag inspections averages approximately 2 hours, however this depends on the size of the property. WeSnag have a fixed rate price for each inspection type.
This depends on the size and the level of quality of the property. The average number of defects picked up both minor and major ranges from an average of 100 items for a standard four bed property. A typical snag for an Apartment often exceeds 50 items. In general, we can find as few as 50 and as many as 200+ snags.
As a rule of thumb WeSnag find that the shorter the snag list is, the better the house!

- Exteriors & Landscaping
- Prior to inspection WeSnag obtain confirmation on what items are to be included within the Snag List, Terms & Conditions & the cost for carrying out the service.
- At the time of booking WeSnag confirm time date & some general details.
- WeSnag will organise the booking, often directly with the builder.
- WeSnag will inspect your new home on a room-by-room basis including external areas & attic for any deficient or poor-quality workmanship.
- Our service usually begins externally, then from ground floor to first floor & finally into the attic.
- Once the snagging process has been complete WeSnag immediately prepare your comprehensive report.
- WeSnag will endeavour to issue the Snag List within 24 hours of receipt of full payment.
- A copy of the comprehensive Snag List will be sent to you once happy you can forward onto your builder & Solicitor.
- A follow up phone call is allowed for should you need it.
- After a period of time the builder should contact you to say that the Snag List is addressed. We would strongly recommend you quickly check that this is the case.
- As the Snag List is fully photographed, it is possible to carry out a re-inspection yourself if you feel confident. Most of our clients do! If you do not feel confident doing so, WeSnag are very happy to agree a re-inspection snag & recheck.
A snagging inspection survey does not include a structural survey. If you are buying a new build WeSnag recommends a snag list. If you are buying a second-hand home, we recommend you commission a house survey.
